It has been opening only on Weekends (Thursday–Sunday), so there is a lot of room to grow revenue and margin. Also, 95% of the traffic is organic (10–12,000 visitors a month to its website), so it could expand a lot with marketing. Occupation is currently below 30–40%, which can be improved a lot.
The owner has invested nearly $25 million in this property, bringing it to life from bare land. He is a serial entrepreneur who is retiring at the age of 89.
